Who living in Mountain View suits, and who it does not

It may suit you if you:

A cosy living room with a sofa and a lamp
  • Have a family and want a calmer, residential area.
  • Work in Westlands, the CBD or along Waiyaki Way.
  • Drive and want quick access to Waiyaki Way and the expressway.
  • Prefer gated homes or compounds over busy streets.

It may not suit you if you:

  • Want nightlife and lots of shops within walking distance.
  • Need the lowest rent possible. Nearby areas like Kangemi are often cheaper.
  • Do not want to depend on Waiyaki Way, which can be busy at peak hours.

Getting around

Waiyaki Way is the main link. Matatus and buses run along it towards Westlands and the city centre, and the other way towards Uthiru and beyond.

  • By car: You can join Waiyaki Way and head towards Westlands, where you can connect to the Nairobi Expressway (a toll road, meaning you pay to use it). This can save time if you go to the CBD, Upper Hill or the airport side of the city.
  • By matatu: Stages are on Waiyaki Way. Some homes are a walk from the main road, so ask how far the nearest stage is.
  • Tip: Do a test trip at your normal work time before you sign. Morning and evening traffic on Waiyaki Way can change your daily plans.

Water and power

Water supply can differ from one compound to the next, so ask each landlord or agent directly.

A house key with a name tag

Questions to ask:

  • How many days a week does county water come?
  • Is there a borehole or storage tank? How big is it?
  • Is water billed separately, and how is it measured?
  • Is there a token meter for electricity (prepaid Kenya Power units) or a shared meter?

Open the taps and look at the tanks during your viewing. Ask neighbours or the caretaker how often water or power goes off.

Safety

Many homes are in gated compounds with guards, but security varies by street and building. Do not rely only on what an agent says.

  • Check for working gates, lighting and a guard at night.
  • Ask if the estate has a residents' association.
  • Walk from the main road to the house in the evening if you will commute after dark.
  • Talk to people who already live there.

Shopping and daily life

For everyday needs, you will find small shops and kiosks near the estate and along Waiyaki Way. Bigger supermarkets and malls are a short drive away towards Westlands and other nearby centres. If you do not drive, ask what you can reach on foot, since some streets are quiet with few shops.

Schools and health

Families like this side of Nairobi because there are many schools and clinics along the Waiyaki Way corridor. Do not choose a house based on a school's name alone.

  • Visit the school and ask about fees, transport and places available.
  • Ask if the school bus covers your street.
  • Find the nearest clinic and hospital, and check how long the trip takes in traffic.

Internet

Several home fibre providers serve parts of western Nairobi, but coverage can differ by building. Before you sign:

  • Ask the landlord which providers are already connected.
  • Check the provider's coverage using the exact location.
  • Test mobile data signal inside the house during viewing.

Pros and cons

Pros Cons
Quiet, residential feel Waiyaki Way traffic at peak hours
Good for families Fewer shops within walking distance
Quick road links to Westlands and the expressway Some homes are a walk from matatu stages
Many gated homes Often costs more than nearby Kangemi

Nearby alternatives

  • Kangemi: Busier and usually more affordable, with lots of shops and matatus. Good if budget comes first.
  • Loresho: Leafy and upmarket, with larger homes. Often more expensive than Mountain View.
  • Uthiru: Further out along Waiyaki Way. Can offer more space for the money, but a longer trip into town.

Before you pay anything

  • Never pay before viewing. No deposit, booking fee or "viewing fee" before you see the house.
  • View the house in person. Photos and videos can hide problems with water, power or security.
