Kangemi is a busy, crowded area on Waiyaki Way, just west of Westlands. Many people look for houses to rent in Kangemi because it is a budget area close to big job centres. This guide covers what living in Kangemi is like, what to check before you move, and which nearby areas to compare.
Kangemi at a glance
- Location: along Waiyaki Way, between Westlands and areas further west like Uthiru.
- Feel: busy, crowded and full of small businesses. Buildings sit close together.
- Housing: mostly bedsitters, single rooms and one-bedroom flats, with some larger units.
- Rent: ISHI Homes has no published Kangemi listings yet (as of 26 Oct 2026). Live houses will appear on the Kangemi area page on ISHI Homes as agencies list them.
Rent changes a lot from one building to the next. Ask each landlord or agent for the full move-in cost: rent, deposit and any other charges, in writing.
Who it suits and who it does not
Kangemi suits you if:
- You work in Westlands or along Waiyaki Way and want to keep rent low.
- You do not mind noise, crowds and a busy street life.
- You want shops, food and transport close to your door.
It may not suit you if:
- You want quiet, green space and room for children to play outside.
- You need parking. Many buildings have little or none.
- You want a gated compound with a big garden.
Getting around
Waiyaki Way is the main road. Matatus run along it towards Westlands and town, and westwards out of the city. Because Kangemi sits next to Westlands, some residents walk to work there. Whether that is practical for you depends on where your house is and where your office is.

What to check:
- Walk the route from the house to the main road at the time you would leave for work.
- Ask neighbours how long the morning and evening trips really take.
- Check how far the house is from a stage and whether the path is lit at night.
- If you drive, ask if there is safe parking and how easy it is to get onto Waiyaki Way.
Water and power
Water supply can differ from street to street in busy areas like Kangemi. Do not assume a house has steady water.

Ask the landlord or caretaker:
- How many days a week does county water come?
- Is there a storage tank, and how big is it? Is there a borehole?
- Who pays for water, and is it billed by meter or as a flat amount?
- Are electricity tokens bought per unit, or is power shared? A shared meter can cause arguments over bills.
Talk to current tenants if you can. They will tell you the truth about water better than an advert will.
Safety
Safety in Kangemi depends a lot on the exact street and building. Look at it yourself instead of relying on what people say online.

What to check:
- Visit in the evening, not only during the day. Is the street lit? Are people around?
- Is there a gate, a guard or a caretaker who lives on site?
- Are doors and windows strong, with working locks and grills?
- Ask neighbours and shopkeepers how they find the area.
Shopping and daily life
Kangemi is full of small shops, kiosks, market stalls, food places and services like barbers and tailors. Daily needs are usually close by. For bigger shopping trips, many people head towards Westlands or along Waiyaki Way.
The area is lively and loud, especially near the main road. If you sleep lightly, look for a unit away from the road, bars or a busy stage.
Schools and health
There are schools and clinics in and around Kangemi, both public and private. Quality varies, so check for yourself:
- Visit any school you are considering and ask about fees and class sizes.
- Find the nearest clinic and the nearest hospital with emergency care, and how you would get there at night.
Internet
Home fibre is available in many parts of Nairobi, but coverage changes from building to building. Before you sign:
- Ask the caretaker which internet providers already serve the building.
- Check mobile signal inside the house, not just outside.
- If you work from home, ask a neighbour how reliable their connection is.

Before you pay anything
- Never pay before viewing. Do not send a deposit, booking fee or rent for a house you have not seen.
- View the house in person. Check the water, power, locks and the street around it. Make sure the person showing you the house is the landlord or a real agent for it.
- Use verified listings. Find verified houses to rent on ISHI Homes at homes.ishi.digital.
