Juja is a growing town along Thika Road in Kiambu County, best known as the home of JKUAT (Jomo Kenyatta University of Agriculture and Technology). If you are looking at houses to rent in Juja, you will find two very different markets side by side: busy student rentals near the university and quieter family estates further out. This guide explains both, so you can decide where to look before you go for viewings.

Living in Juja: who it suits and who it does not

Juja is really several places in one.

Three neighbours standing together
  • Juja town and the areas around JKUAT, including Gachororo - full of students. Expect many small units, lively streets, small shops and food spots, and lots of movement in the evenings. Good if you want something small and close to campus.
  • Juja Farm - a larger, more spread out area away from the town centre. It has more family homes, plots and newer estates. Quieter, often more space, but you may depend more on boda bodas and own transport.
  • Estates closer to Thika Road - a middle ground for workers who commute.

Juja suits: students, young workers on a budget, families who want more space for the money, and people who work along Thika Road or in Thika and Ruiru.

Juja may not suit: people who need a short daily trip into central Nairobi, anyone who cannot handle occasional water problems, and families who want total quiet but are looking right next to campus.

Tip: student demand rises around the start of university terms. If you are a family, avoid estates packed with student hostels unless you are fine with the noise.

Getting around

Thika Road is Juja's main link to Nairobi, Ruiru and Thika. Matatus run along the highway, and boda bodas and tuk tuks cover short trips inside Juja and out to Juja Farm and Gachororo.

What to check before you rent:

  • How far the house is from the main road, and whether the inner road is tarmac, murram or mud when it rains.
  • How long the morning trip to your workplace really takes. Do a test run at rush hour.
  • Boda boda costs to and from the stage, especially at night.
  • Whether there is safe parking if you have a car.

Water and power

Water is the most important thing to ask about in Juja. Supply can be irregular in some parts, and many buildings rely on boreholes, storage tanks or water vendors.

A raised water tank with drops of water

Ask the landlord or agent:

  • Where does the water come from - county supply, borehole or both?
  • How many days a week does it flow? Talk to current tenants, not just the agent.
  • Is there a tank, and how big is it for the number of units?
  • Is water included in rent or billed separately? Is there a meter for each unit?
  • Is the borehole water soft enough for drinking and washing?

For power, ask if each unit has its own token meter (prepaid electricity). Shared meters often cause fights over bills. Ask neighbours how often blackouts happen.

Safety

Safety varies a lot from street to street. Do not rely on general claims - check for yourself.

  • Visit both in the day and in the evening.
  • Look for a solid gate, a guard or caretaker, and working security lights.
  • Ask tenants if there have been break-ins recently.
  • Check how well lit the walk from the stage is.
  • If you will come home late, choose a house closer to the main road.

Shopping and daily life

Juja town has supermarkets, open markets, mama mbogas (vegetable sellers), hardware shops, banks, M-Pesa agents and plenty of cheap food places, much of it serving the student crowd. In Juja Farm and other outer areas, shops are fewer and further apart, so check what is within walking distance. Bigger malls and more choice are a short trip away along Thika Road.

Schools and health

There are public and private primary and secondary schools in and around Juja, plus clinics and health centres. Quality and fees vary, so:

  • Visit schools in person and ask about fees, transport and class sizes.
  • Find the nearest clinic and the nearest hospital that handles emergencies, and how you would get there at night.

Internet

Fibre home internet is available in parts of Juja, especially in town and newer estates, and mobile data works in most areas. Before you sign, ask which providers already serve the building, or check coverage on the provider's website using your exact location. Test your phone signal inside the house.

Pros and cons

Pros Cons
Often cheaper than areas closer to Nairobi Water can be unreliable in some parts
Good Thika Road access Long commute to central Nairobi
Many unit types, from rooms to family homes Student areas can be noisy
Busy town with daily needs nearby Outer areas have rough roads and fewer shops

Nearby alternatives

  • Gachororo - right next to JKUAT. Mostly student and young worker rentals. Handy for campus, busy and noisy.
  • Juja Farm - more space and more family homes, but further from the highway and town. Check roads and water closely.
  • Kenyatta Road - an area along Thika Road between Ruiru and Juja. Worth comparing if you want to be a little closer to Nairobi.
  • Witeithie - near Juja along the highway. Another option for those who want Thika Road access outside the main student zone.

Ask the same water, transport and safety questions in each one and compare.

Before you pay anything

  • Never pay before viewing. No deposit, no "booking fee", no rent to hold the house.
  • View the house in person, or send someone you trust. Check the water, meters, locks and the area.
  • Find verified houses on ISHI Homes at homes.ishi.digital, where Juja listings appear as agencies add them.
