Searching for houses to rent in Embakasi? This guide covers what daily life is like, how to get around, and what to check on water, power and safety before you sign. Embakasi is a large area in Nairobi's east. It includes Old Embakasi near the airport and many busy estates around it. Living in Embakasi suits many people who work at the airport, along Mombasa Road or further out towards Athi River.

Embakasi at a glance

  • Where: East of Nairobi, close to Jomo Kenyatta International Airport (JKIA).
  • Main draw: Being close to airport jobs and the Mombasa Road industrial belt.
  • Housing: A mix of older homes in Old Embakasi, flats in busy estates, and some gated estates.
  • Rent: As of 26 Oct 2026, ISHI Homes has no published listings in Embakasi yet, so we do not quote rent figures here. Live houses appear on the Embakasi area page as agencies list them.

Rents change a lot between estates, between new and old buildings, and between a flat on a main road and one deep inside an estate. Compare a few houses before you decide.

Old Embakasi and the airport side

Old Embakasi is the older part of the area, close to the airport. It tends to feel calmer than the crowded estates nearby. Some parts have older houses with more space.

If you look near the airport, keep these points in mind:

  • Aircraft noise: Some streets sit under or near flight paths. Visit at different times of day to hear it for yourself.
  • Security areas: Parts of the airport side are near restricted zones. Roads and access can be controlled.
  • Fewer shops in some pockets: Quieter areas can mean a longer walk to shops and matatus.

Who it suits and who it does not

It suits:

  • People who work at JKIA, in airline, cargo or logistics jobs.
  • Workers going towards the Export Processing Zone (EPZ) and factories along Mombasa Road.
  • Families who want more space than the city centre offers.

It may not suit:

  • People who work in Westlands, Upper Hill or other western parts of Nairobi. The daily trip across town can be long.
  • People who need total quiet, especially near flight paths.
  • Anyone who cannot handle irregular water supply without storage.

Getting around

Most people use matatus, boda bodas or their own cars. Many trips into town go through Outer Ring Road, Mombasa Road or the routes near the airport.

Tips:

  • Test your commute. Do the trip at rush hour before you move. Traffic on main roads into town can be heavy in the morning and evening.
  • Ask about night transport. If you work airport shifts, check how easy it is to get a matatu or boda late at night or early in the morning.
  • Check the walk. Find out how far the house is from the nearest stage, and whether the road is lit at night.
  • Rain matters. Some inner roads get muddy or flooded when it rains. Ask neighbours.

Water and power

Water supply in many parts of Nairobi's east can be irregular. Before you rent, ask:

A raised water tank with drops of water
  • How many days a week does county water come?
  • Is there a borehole? Is the water safe to drink or only for washing?
  • Is there a storage tank, and how big is it?
  • Is water paid for separately, and how is it billed?

For power, ask if the house has its own prepaid token meter. A token meter lets you buy electricity in advance and control what you spend. A shared meter can lead to arguments over bills. Also ask neighbours how often the power goes off.

Safety

Safety differs from street to street. Do not rely on one person's opinion.

Two apartment blocks with lit windows
  • Visit during the day and in the evening.
  • Check for a gate, a guard, lighting and secure doors and windows.
  • Talk to people who live there, such as shop owners or neighbours.
  • Ask the landlord or agent what happened with past security issues, and how they handled them.

Gated estates and buildings with guards usually cost more but can give more peace of mind.

Shopping and daily life

The busy estates have plenty of small shops, kiosks, markets and food stalls. Larger supermarkets and malls can be found along the main roads in the wider area. Quieter parts of Old Embakasi may have fewer options close by.

When you view a house, note how far you would walk to buy food, airtime, gas and household items.

Schools and health

There are public and private schools across the wider Embakasi area, as well as clinics and health centres. Quality and fees vary a lot.

  • Visit schools you are considering and ask about fees, transport and class sizes.
  • Find the nearest clinic and the nearest hospital with emergency services.
  • Check how long it takes to reach them in traffic.

Internet

Home fibre internet is available in many Nairobi estates, but not every building is connected. Ask the landlord which providers serve the building. You can also call providers with the exact location to confirm. If fibre is not available, check mobile data signal inside the house.

Pros and cons

Pros Cons
Close to JKIA and Mombasa Road jobs Long trips to western Nairobi
Mix of older, roomier homes and newer flats Aircraft noise in some parts
Plenty of small shops in busy estates Water can be irregular
Many housing choices across estates Traffic and muddy roads in the rains

Nearby alternatives

If Embakasi does not fit, compare these nearby areas:

  • Pipeline: Very busy, with many flats and shops. Can feel crowded.
  • Tassia: Popular for flats, with lots of activity and daily services.
  • Nyayo Estate Embakasi: A planned, gated estate, often seen as more organised.
  • Kware: Busy with plenty of flats and small businesses.
  • Mihango: Further out, often with more space and a quieter feel.

Visit at least two areas so you can compare the commute, water and safety for yourself.

Before you pay anything

  • Never pay before viewing. Do not send a deposit or booking fee for a house you have not seen.
  • View the house in person. Check the water, power, locks and the area at different times.
  • Use verified listings. Find verified houses on ISHI Homes at homes.ishi.digital.
