Parklands is a busy apartment area just next to Westlands, close to the city centre. If you are looking for houses to rent in Parklands, you will mostly find flats and apartment blocks, with some older homes on bigger plots. This guide explains what living there is like, what to check, and how it compares with nearby areas.

Parklands at a glance

  • Type of housing: mostly apartments, from older walk-up blocks to newer towers with lifts, parking and gyms.
  • Location: next to Westlands and Highridge, a short trip from the CBD (central business district).
  • Feel: settled and family-friendly, with a long-standing and mixed community.
  • Rent: as of 26 Oct 2026, there are no ISHI Homes listings published in Parklands yet, so we do not quote rent figures here. Live houses will appear on the Parklands area page on ISHI Homes as agencies list them.

When you compare offers, ask about three costs on top of rent:

  • Deposit - money you pay upfront and should get back when you leave, if the house is in good condition.
  • Service charge - a monthly fee some blocks charge for security, cleaning, lifts and shared areas.
  • Water and power - ask whether these are included or paid separately.

Who living in Parklands suits, and who it does not

Living in Parklands suits:

A house key with a name tag
  • People who work in Westlands, the CBD or nearby offices and want a shorter commute.
  • Families who want apartments with secure compounds and schools and health facilities in the wider area.
  • People who like a calm residential feel but still want shops and restaurants nearby.

It may not suit:

  • People on a tight budget. Areas such as Ngara and Pangani are often cheaper.
  • People who want a big garden or a standalone house. Most homes here are flats.
  • People who dislike traffic. Roads around Parklands and Westlands can get very busy at rush hour.

Getting around

Parklands is linked to the CBD and Westlands by main roads, and matatus and buses serve the area. Ride-hailing apps and boda bodas are easy to find.

What to check:

  • Ask neighbours or the caretaker where the nearest matatu stage is and which matatus go to your work.
  • Do a test trip at the time you would normally travel, morning and evening.
  • If you drive, ask if parking is included and how many slots each unit gets.
  • Check whether the walk from the stage to the building feels safe at night.

Water and power

Water supply in many parts of Nairobi can be on and off. Before you sign, ask:

Two apartment blocks with lit windows
  • Does the building have a borehole (its own well) or large storage tanks?
  • How many days a week does county water reach the block?
  • Is water billed by meter, or is it a fixed monthly amount?

For power, most units use prepaid Kenya Power tokens. Ask:

  • Does each unit have its own meter?
  • Is there a backup generator for lifts, security lights and water pumps?
  • How often does power go off on that street? Neighbours will tell you honestly.

Open the taps and switch on lights during the viewing to check they work.

Safety

Like any part of Nairobi, safety in Parklands differs from street to street and building to building. Do not rely on general talk about the area. Check the specific building instead:

  • Is there a guard at the gate day and night?
  • Is there CCTV, a perimeter wall or electric fence, and good lighting?
  • Are visitors signed in?
  • Ask current tenants if they have had any problems.

Visit once in the evening as well as in the day to see how the street feels after dark.

Shopping and daily life

Parklands has shops, small supermarkets, markets, pharmacies, restaurants and places of worship for different faiths. Westlands next door has larger malls and more nightlife. Community life is active, with many families who have lived in the area for years.

Walk around the block during your viewing. Look for the nearest shop, chemist and food place, and see how far you would go for daily needs.

Schools and health

The wider Parklands and Westlands area has a range of schools, from nursery to secondary, and several hospitals and clinics. This is one reason families like the area.

What to check:

  • If you have children, visit the schools you are considering and ask about fees, places and the school run.
  • Find the nearest clinic and hospital to the house and note how you would get there in an emergency.
  • Ask if your health insurance cover works at the nearby facilities.

Internet

Many apartment blocks in Parklands are connected to home fibre internet. Do not assume it is available in your unit. Ask:

  • Which internet providers already serve the building?
  • Is there a cable point in the unit, or will you need a new installation?
  • Check mobile signal inside the house, especially if you work from home.

Pros and cons

Pros Cons
Close to Westlands and the CBD Often pricier than Ngara or Pangani
Many apartments with secure compounds Few standalone houses or gardens
Schools and health facilities in the wider area Heavy traffic at rush hour
Settled, mixed community life Water supply can vary by building

Nearby alternatives

Area Why look there
Highridge Right next door, similar apartment living, sometimes quieter streets
Westlands More offices, malls and nightlife, often higher rent
Muthaiga Upmarket, more standalone homes on large plots, usually much higher rent
Ngara Closer to the CBD, busier, often cheaper
Pangani Older flats and lower rents, a short trip to town

Compare at least two areas before you decide, using the same checklist for water, power, safety and transport.

Before you pay anything

  • Never pay before viewing. No deposit, no booking fee, no "holding" money until you have seen the house.
  • View the house in person. Photos and videos can be old or fake. Meet the agent or landlord at the house and check everything works.
  • Use verified listings. Find verified houses on ISHI Homes at homes.ishi.digital. New Parklands listings appear on the area page as agencies add them.
