Choosing where to live in your first working years is a big money decision. This guide ranks the best areas for young professionals in Nairobi using four things: rent, commute, social life and safety. The rent numbers come from real ISHI Homes listings, as of 25 Oct 2026.

How we ranked the areas

  • Rent: median rent from ISHI Homes listings. The median is the middle price, so a few very cheap or very expensive houses do not pull it up or down.
  • Move-in cost: rent plus deposit. A deposit is money the landlord holds and should return when you leave, minus any agreed repairs.
  • Commute: how easy it usually is to reach the main work areas. This depends a lot on where you work, so treat it as a guide.
  • Social life: how much there is to do nearby after work and on weekends.
  • Safety: we do not have reliable crime data for each area, so we do not score it. Instead, we tell you what to check yourself. Safety can change from one street to the next.

One honest note: some areas have only 1 or 2 listings. Use the figures as a starting point, not a final price.

For comparison, across all ISHI Homes listings the median was KES 8,500 for a bedsitter, KES 15,750 for a 1 bedroom and KES 28,000 for a 2 bedroom apartment.

1. Roysambu - best all-rounder

Rent: bedsitter KES 12,000, 1 bedroom KES 18,250, 2 bedroom KES 30,000 (4 listings). Move-in cost: about KES 36,500 for a 1 bedroom (rent plus one month deposit).

  • Commute: sits along Thika Road, closer to the city than the other Thika Road areas on this list. Peak-hour traffic on Thika Road can still be slow.
  • Social life: known as a busy, lively area with plenty of places to eat and go out.
  • Safety check: busy areas can be noisy at night. Visit after dark and check the gate, lighting and whether there is a caretaker.

Good for: someone who wants a lively area at a middle price.

2. Kahawa Sukari - quieter and good value

Rent: bedsitter KES 10,000, 1 bedroom KES 15,750, 2 bedroom KES 25,000 (5 listings). Move-in cost: about KES 31,500 for a 1 bedroom.

  • Commute: off Thika Road, a bit further out than Roysambu.
  • Social life: calmer, more of a residential estate feel. Fewer night spots, more quiet evenings.
  • Safety check: ask neighbours how the estate handles security and how well the inner roads are lit.

Good for: sharing a 2 bedroom with a friend, or anyone who wants peace without paying city prices.

3. Toll (Ruiru) - cheapest rent on the list

Rent: bedsitter KES 7,750, 1 bedroom KES 12,500, 2 bedroom KES 21,250 (5 listings). Move-in cost: about KES 25,000 for a 1 bedroom.

  • Commute: the furthest of the Thika Road areas here. You save on rent but may spend more time and fare getting to work.
  • Social life: growing, but less choice than areas closer to town.
  • Safety check: newer areas can have unfinished roads and dark stretches. Walk from the main road to the house yourself.

Good for: saving money, or working near Ruiru or Thika rather than in town.

4. Kahawa Wendani - low-cost starter area

Rent: bedsitter KES 8,500, 1 bedroom KES 13,250 (5 listings). Move-in cost: about KES 17,000 for a bedsitter, KES 26,500 for a 1 bedroom.

  • Commute: off Thika Road, similar to Kahawa Sukari.
  • Social life: busy with a student and young crowd, so it is lively and affordable.
  • Safety check: student-heavy areas can be crowded. Check how the building controls who comes in.

Good for: your first job and first house on your own, when every shilling counts.

5. Kilimani - best location, highest cost

Rent: 2 bedroom KES 71,500, 3 bedroom KES 120,000 (3 listings). Move-in cost: about KES 214,500 for a 2 bedroom. That is rent plus two months deposit, higher than the other areas.

  • Commute: close to the CBD and other main office areas, so many people have a short trip to work.
  • Social life: many restaurants, cafes and places to go out.
  • Safety check: most apartments have guards and gates, but still check access control, parking and backup water.

Good for: higher earners, or friends splitting a bigger flat. It ranks last only because of cost, not location.

Quick ways to choose

  • Rent should be about a third of your take-home pay or less. If you earn KES 50,000 after tax, aim for around KES 16,000 or below.
  • Add up your fare. A cheaper house far away can cost more once you count daily transport.
  • Plan the move-in money. Most areas here need about two months' rent upfront. Kilimani needs about three.
  • Do the commute once before you sign. Travel from the house to your office at the time you would normally go.

Safety checks for any area

  • Visit in the day and again in the evening.
  • Check the gate, lighting, guard or caretaker.
  • Ask current tenants about water, power cuts and security.
  • Walk the route from the stage or main road to the house.

Before you pay anything

  • Never pay before viewing. Do not send a deposit or "booking fee" for a house you have not seen.
  • View the house in person. Photos can be old or fake. Meet the landlord or agent at the house.
